Annual Plumbing Inspection
One comprehensive system inspection per contract year, covering all fixtures, water heaters, and plumbing equipment in your home.
10% Off All Services
Members receive 10% off task or time-and-materials invoices — including emergency, holiday, and weekend service rates.
Priority Scheduling
Members move to the front of the line. During busy periods, you'll generally receive service within one business day.
Transparent Reporting
After every inspection, you'll receive a full report of your plumbing system's condition with clear recommendations.
Residential Base Coverage
The base maintenance agreement covers a typical residential home with a tank-type water heater, including inspection and testing of:
- One (1) Kitchen
- One (1) Laundry Room
- One (1) Water Heater
- Up to Three (3) Full Bathrooms
* Additional kitchens, bathrooms, water heaters, or rooms/fixtures are available at an additional cost.
Standard Service Hours: Monday–Friday, 7:30am–4:00pm (excluding holidays)
Service Scheduling Priority
During high-volume periods or extreme weather, repairs are scheduled by the following priority levels:
Same Day
- • Sewer backups into the home
- • Interior water leaks causing property damage
- • No running water to the home
- • Water leaks outside the home
Next Business Day
- • Leaking water heater (not causing immediate damage)
- • No hot water
Two Business Days
- • General service repairs not covered above
Terms, Conditions & Exclusions
Key Terms
- Annual inspection scheduled Mon–Fri, 7:30am–4:00pm
- Agreement effective on date of payment receipt
- Non-refundable in whole or in part
- Transferable to a new owner for $79 (up to 30 days before renewal)
- Monthly payment options available (1/12 of annual amount)
- 10% finance charge on balances over 30 days
- No services rendered for accounts overdue 30+ days
- Rates may be adjusted to reflect current costs
Exclusions
- Exterior plumbing
- Well pumps
- Frozen pipes or fixtures
- Damage from frozen pipes
- Motors or electrical wiring for jetted tubs
- Polybutylene piping or derivatives
- Appliances, A/C units, or electrical systems
- Equipment beyond useful life or cosmetic repairs

Babe's Plumbing will provide a qualified plumber or technician to check your plumbing system once per contract year, scheduled Monday through Friday between 7:30am and 4:00pm, except holidays. During high demand times or extreme weather events, maintenance appointments may be rescheduled by Babe's Plumbing, Inc. at any time.
Upon issuing this agreement, Babe's Plumbing, Inc. will inspect and inventory equipment, fixtures, and plumbing systems to be covered under this agreement. Any repairs deemed necessary will be reported to the homeowner and are billable at the discounted member rate.
Babe's Plumbing, Inc. reserves the right to reject any service agreement if, upon inspection, equipment is found to be in poor operating condition. It is the responsibility of the homeowner to schedule the annual maintenance inspection, with at least two weeks advance notice recommended.
This agreement is location-specific. The homeowner agrees to allow only Babe's Plumbing, Inc. employees to perform work at the covered location. Any unauthorized work voids the agreement. Payment is due at the time of work completion; agreement renewal payment is due on the renewal date.
Babe's Plumbing, Inc. and its agents are not qualified mold, mildew, or fungus inspectors and expressly disclaim any duty to inspect for or report such conditions. The services performed under this agreement are not a guarantee against normal wear or malfunction due to misuse or negligence. This is not an insurance policy. Babe's Plumbing, Inc. will not be held liable for consequential property damages, including water damage from condensate or water lines. Any disputes will be governed in Sarasota County under the laws of the State of Florida.
